a. Request to an annex and zone AB, Areawide Business District, an approximately 2.08 acre parcel of land located at 3272 U.S. Highway 17 North and identified by TMS# 598-00-00-006.

b. Request to amend the Jordan Tract Planned Development District (aka I’On) Ordinance (Ord. No. 97010) pertaining to driveway access onto Mathis Ferry Road at the I’On Club.

c. Request to amend the Jordan Tract Planned Development District (aka I’On) Ordinance (Ord. No. 97010) to allow accessory dwelling units as a permitted use.

d. Request to rezone from OP, Office Professional District, to AB, Areawide Business District, an approximately 3.76 acre parcel of land located at the intersection of U.S. Highway 17 North and Old Course Lane and identified by TMS# 614-00-00-337.

e. Request to rezone from OP, Office Professional District, to AB, Areawide Business District, an approximately 1.0 acre parcel of land located near the intersection of U.S. Highway 17 North and Old Course Lane and identified by TMS# 614-00-00-009.

f. Request to annex and zone AB, Areawide Business District, and HNB-VR-OD, Hungryneck Boulevard-Venning Road Overlay District, an approximately 2.77 acre parcel of land located on the northern side of Hungryneck Boulevard near the northwestern corner of its intersection with Venning Road and identified by TMS# 559-00-00-056.

g. Request to annex and zone AB-2, Areawide Business-2 District, the KFC restaurant site, an approximately 1.03 acre parcel of land located at 2846 U.S. Highway 17 North and identified by TMS# 580-00-00-024 and the Kangaroo Express gas station site, an approximately 1.16 acre parcel of land located at 1132 S.C. Highway 41 and identified by TMS# 580-00-00-121.

h. Request to annex and zone AB-2, Areawide Business-2 District, an approximately 0.95 acre parcel of land located at the intersection of U.S. Highway 17 North and Crystal Drive and identified by TMS# 578-00-00-136 and an approximately 0.83 acre parcel of land located at 2903 U.S. Highway 17 North and identified by TMS# 578-00-00-193. Also, proposal by the Town of Mount Pleasant to incorporate the aforementioned properties in the SB-OD, Sweetgrass Basket Overlay District.

i. Proposal to amend Section 156.335, SB-OD, Sweetgrass Basket Overlay District, pertaining to the portion of the same known as the Village Commercial Area, such area comprising 500 feet in depth from the common right-of-way property line on properties abutting the south side of US Highway 17 north, beginning at Hamlin Road and extending to Porchers Bluff Road, to address permitted uses and development standards, including site and architectural design requirements, access management, maximum size and height of buildings, and bufferyard requirements.

j. Proposal to amend the following sections of the Mount Pleasant Code of Ordinances (Zoning Code) to effect recommendations of the Town of Mount Pleasant Comprehensive Plan 2009-2019 by amending Section 156.104 to reflect residential density recommendations of the Plan; amending Section 156.311 to rename the ARC, Agricultural – Residential Community District classification to CC, Community Conservation District classification; and amend the Use District Regulations by adding two new district classifications to be known as Section 156.308, RC-1, Rural Conservation -1 District, and Section 156.309, RC-2, Rural Conservation -2, establishing permitted uses and development standards for properties located beyond the Town’s Urban Growth Boundary Line and including the Comprehensive Plan’s expanded planning area on the north side of US Highway 17 North to Guerin’s Bridge Road.
